Growth in southwest Charlotte has prompted the need for a new office building in that submarket.
New Forum Inc., a local real estate firm, is at the helm of a 120,000-square-foot office building within Ayrsley, a mixed-use development at the corner of South Tryon Street and Interstate 485. The building, called One Silver Crescent, is off Ayrsley Town Boulevard and will overlook I-485.
William Hodges and Gene Bodycott at New Forum are marketing the property.
“We wanted to provide an office solution for the current needs and future requirements of our prospective tenants,” Hodges said Tuesday. He added the building is being constructed and designed with millennials in mind — accessibility to Ayrsley residential, retail and entertainment are key marketing points by New Forum, which developed much of Ayrsley.
Amenities planned for the building include high ceilings, oversized windows, common spaces throughout and exterior public space. Concorde Construction Co. and BB+M Architecture have been appointed for the project.
One Silver Crescent is the latest in a series of new projects for Ayrsley, a 180-acre master-planned community. A 98-room hotel with a recently launched flag, Tru by Hilton, is planned, in addition to a 3,000-square-foot neighborhood market, a craft-beer store and an events lawn. A second phase of The Lofts at Charleston Row, an upscale apartment complex on Ayrsley Town Boulevard, is expected to wrap up this summer, adding 132 new units.
Estimated timeline for One Silver Crescent’s completion is for the third quarter of 2017. Floorplates are 30,000 square feet, and the property is expected to have a parking ratio of five spaces per 1,000 square feet.
“We are pursuing tenants who are looking for the 20-hour workplace, with employees coming and going depending on their role as opposed to the standard 9 to 5, where everyone works the same hours,” Hodges said, adding companies doing business across multiple time zones “would be a great fit.”
